EU Mortgage Calculator
Estimate your EU mortgage payment, total interest, and full housing cost. Choose a country structure: fixed-rate (Germany, France), variable-rate with rate resets (Spain, Italy), or interest-only with an amortizing tail (Netherlands).
EU mortgage formulas
The EU Mortgage Calculator uses standard amortization formulas and segmented schedules to approximate lender behavior for fixed-rate, variable-rate, and interest-only mortgages.
1. Loan amount
Loan amount = Home price − Down payment
2. Periodic rate and number of payments
Periodic interest rate = Annual rate ÷ payments per year
Payments per year = 12 (monthly) or 26 (biweekly)
Total payments (n) = Loan term (years) × payments per year
3. Fixed-rate / PRICE payment
Payment (M) = P × [ r / (1 − (1 + r)^(-n)) ]
P = loan amount
r = periodic interest rate
n = total number of payments
4. Variable-rate segments
For each reset segment:
Use remaining balance as P
Use segment rate as r
Use segment length as n
Recalculate payment
5. Interest-only + amortizing tail
Interest-only period:
Payment ≈ Balance × periodic rate (+ extra principal if entered)
Amortizing period:
Use remaining balance and remaining term in fixed-rate formula
6. Taxes, insurance, and HOA
Monthly property tax = Annual property tax ÷ 12
Monthly insurance = Annual homeowners insurance ÷ 12
Total monthly housing cost =
Initial principal & interest payment
+ Monthly property tax
+ Monthly insurance
+ Monthly HOA / service charges
How to use the EU Mortgage Calculator
Use this calculator to approximate lender-style EU mortgage payments and total interest under different country structures.
Step 1: Enter home price and down payment
Start with the property price and your planned down payment. The calculator derives the loan amount.
Step 2: Choose country and structure
Select Germany or France for fixed-rate, Spain or Italy for variable-rate with explicit rate resets, or the Netherlands for interest-only followed by amortization.
Step 3: For variable-rate, define reset periods and future rates
Enter a reset period (e.g., every 5 years) and future rates. The calculator recalculates payments at each reset using the remaining balance.
Step 4: For interest-only, set the IO period
Choose how many years are interest-only. After that, the remaining balance is amortized over the remaining term.
Step 5: Add taxes, insurance, HOA, and extra payments
Include annual property taxes, insurance, monthly HOA/service charges, and optional extra payments to see a more complete housing cost.
Frequently Asked Questions
Does this match every lender’s exact schedule?
No. It uses standard formulas and explicit rate segments. Actual offers may include margins, caps, floors, and fees.
How should I choose future rates for variable mortgages?
Use conservative estimates based on current market rates and expectations. This tool is for scenario planning.
Can I model pure interest-only with a balloon?
Yes. Set the interest-only period equal to the full term. The calculator will show interest-only payments and a remaining balance that does not amortize.
