Global Mortgage Calculator

Estimate your mortgage payment, total interest, and full housing cost with country-specific structures. Fixed-rate annuity (US, Germany, France, Finland, Portugal, etc.), variable-rate with rate resets (Spain, Italy, Greece, Eastern Europe), and interest-only / mixed (Netherlands, UK).

Tip: Country selection changes the underlying lender-style math while keeping a consistent interface.
Important: This calculator uses lender-style amortization logic for fixed-rate, variable-rate with explicit rate resets, and interest-only structures. Actual lender offers may include margins, caps, floors, fees, and rounding rules not fully modeled here. Use this as a planning tool and compare with real quotes.

Mortgage formulas

The Global Mortgage Calculator uses standard amortization formulas and segmented schedules to approximate lender behavior for fixed-rate, variable-rate, and interest-only mortgages.

Fixed-rate / annuity (US, Germany, France, etc.)

Payment (M) = P × [ r / (1 − (1 + r)^(-n)) ]

P = loan amount
r = periodic interest rate
n = total number of payments

Variable-rate segments (Spain, Italy, Greece, etc.)

For each reset segment:
  Use remaining balance as P
  Use segment rate as r
  Use segment length as n
  Recalculate payment

Interest-only + amortizing tail (Netherlands, UK)

Interest-only period:
  Payment ≈ Balance × periodic rate (+ extra principal if entered)

Amortizing period:
  Use remaining balance and remaining term in fixed-rate formula
